This is the only time we can see the bones of the home: studs, beams, connectors, electrical runs, and pipes. Once the walls are closed, these areas are hidden for good. Catching a framing or plumbing issue at this stage is far easier and cheaper than fixing it after you move in.
What is an 11-month warranty inspection?
Most builders give a one-year warranty on a new home. An 11-month warranty inspection is done just before that warranty expires, usually around month eleven. We do a full inspection and give you a detailed report of any defects that have shown up during your first year, such as foundation movement, drywall cracks, or HVAC issues. You submit the list to your builder so the repairs are covered before the warranty runs out.
Is a sewer line inspection necessary for new construction?
It can be very worthwhile. New homes sometimes have debris, poor connections, or improper slope in the sewer line from construction. A sewer scope sends a camera through the line to confirm it drains correctly and is free of damage.
